Due to the age and condition of the heat exchanger, the furnace was red tagged due to carbon monoxide levels . The system is 30 years old, both furnace and air conditioning. Due to the age and current refrigerant within the 30 year old air conditioning system , it is best to replace the full system as one . The current r22 refrigerant being used in the system is no longer used by the EPA.

6-23-25 Ordered one explosion proof 2 hp motor from Klemp electric. PO# 239946611-002 With concern for the motor, I’m gonna order one motor and then make sure it lines up correctly with the existing. If not, we will go back to the OEM motor, which is very expensive. Greenheck exhaust 6-19-25 Spoke to electrician on site today they condemn four of the 2 hp motors on the exhaust fan. I got a call into Greenheck to get pricing on these motors. These are explosion proof motors so they’re gonna be on the pricey side so when I get the quote we’ll make up an estimate. 6-12-25 Tyler and I were on site today to work on a couple magic pack units in the operations building. Found one with a failed condenser fan motor and one with a failed blower motor. Before getting into them , Tyler hosed out 4 of the heat pump units in the operation building located on east side. The condensers were completely plugged up. Also Ryan told us the cafeteria systems AC units were not working. We had a large elec

11/28/25 - Completed a full heating maintenance on all equipment. The filters were changed and proper operation was tested. The old Lennox RTU is currently not heating at this time, the ignition module is not sparking, so an estimate will be sent over. Overall, the rest of the equipment was in good condition, it was running well, and there were no further issues found.

Returned to install new battery back up system with primary pump. Started by removing old sump pump. Cleaned out sump pit from debris and rocks. After cleaning sump pit, put down new blocks for sump pump to sit on. Installed new 1/2HP sump pump with back up pump. Ran wires along with discharge line. Installed computer on the wall. Hooked up maintenance free battery. Checked for leaks and no leaks detected. 1 year labor warranty 1 year warranty on battery 3 year warranty on back up pump 5 year warranty 1/2HP Sump pump.

There was water in the inducer motor when I arrived. We got the inducer motor cleared out and then also checked the condensate pump. It started to work, but then the motor started to grind so the condensate pump will need to be replaced. After letting the system run, the furnace tripped out on the thermal limit. The ductwork is way too small for this size of furnace. The evaporator coil is also clogged up with dirt and debris. Between both of those the furnace was overheating. I showed and explained everything to customer. Customer would like to clean out the coiled themselves.

Customer called in needing sump pump looked at. Customer has experienced couple of floods since living in the home. Customers current sump pump is 3 years old. Customer is interested in battery back up system. Looked at overall system and everything is installed correctly. Gave customer few options from battery back up system to just primary pump replacement only. Customer has one more estimate and will make their decisions when they have collected all their estimates

Rescheduled due to rain 5/27/25 Day #1 Labor 9 hrs, includes two leak searches, nitrogen pump up, vacuum, and compressor diag/warranty approval and ordered all needed for comp swap. *labor approved at 10 hrs, (2 techs 5 hrs each). It may come in lower but approved for 10 hrs Day #2-2 techs at 8 hrs each = 16 hrs billed for 10 hrs as approved 6/30/25 Replaced the compressor, liquid line filter drier and the contactor. The system was vacuumed and the factory charge was weighed in. The system returned to proper cooling with a 18 deg temp differential. Previous visit. Diagnostic and leak check, Arrived and met with the office. There are two systems that are not cooling properly due to low refrigerant charges. A leak search was performed on both evaporator coils and condensers today with no results. The break room A/C was filled with nitrogen to 200#s and no leak discovered. CUSTOMER PO#: 15487001 5-19-25 Second floor, upper floor air handler, with the Trane condenser. VFD Just give me a fault code 16 over temperature motor. Spoke to the controller tech we made an adjustment to the amount of time before it does trip off give more time to cool itself down. This temperature is a calculation between frequency and amp draw. This is indication that the motor bearings are getting worn. There is no actual temperature sensor on the motor. This is all a calculation. I greased the blower motor bearing’s and also the blower wheel bearings. I’ll check the first floor bearings when I do the repair on the carrier condensing unit

CUSTOMER PO#: 15032957 Today the Bard units (2) that serve the office were checked for cooling functions. These units are working and all tests performed were in proper range. The rooftop units (3) were checked. The West unit does have a compressor that is trying to run but then shuts down due to overheating. Time was spent diagnosing this issue and it was discovered that the contactor was arcing and there is a bad connection on one of the compressor leads. This was relayed to Dane and a service call to repair these items was approved verbally. The middle unit is functioning properly and the East unit is a heat only unit however the blower motor and wheel were checked and the filter was replaced. The units were all washed today and the drains were checked. A checkout sheet was filled out and emailed while on-site.

This task will be eliminating the old clay pipe and replacing with plastic. We will had a 2 way clean out to go both ways if anything was to ever happen. The old clay pipe has roots and is running upstream on a section and is holding water. This will indicate a break. We replaced from the sidewalk up to curb and bended the pipe as we went, ran water to test for leaks and make sure everything was flowing and everything is flowing smoothly.

Went for a maintenance call today for heat. Tested for static pressure system is passing when in heat. All electrical components are passing for manufacture specifications. Did a combustion test is within range. Inspected heat exchanger no cracks/leaks were detected. Checked temp split and is passing. Cleaned flame sensor and pressure switch hose. Did notice water panel for humidifier needs to be replaced. Customer approved and did replace the water panel.System is up and running before departure. Thank you for choosing LBA services-Johann
