Our ac stopped working early Sunday morning. I called LBA and they said someone would be able to come out. Andy contacted me shortly thereafter and was at the house before 10 a.m. I didn't know what to expect other than I would be having to replace the air conditioner and be without cold air for at least a week. As it turns out, it was the batteries in the thermostat that needed attention! Who knew? Andy. A true lifesaver and a great guy to boot.
10/10/25 - Completed a full heating maintenance on three RTU’s. The filters were changed, the heat exchangers were checked, and proper operation was tested. Overall, all three units were in good condition, they were all running well, and there were no issues found at this time.

Unsure if it was a flat rate or hourly or I would have added the 2hrs *)*)*))&)&)&)&))&)&)&)&)&*)*))*)*)*))*)*)*))*)*) During maintenance and heating checks I discovered that the indoor blower assembly was very dirty. Today the blower motor assembly was removed from the furnace. The wheel, motor and assembly was cleaned then reinstalled. The system was operated on heat, cool and fan only modes to confirm that the reinstallation was successful. The system was left on heat mode and set to 55deg. Dispatched for furnace tune-up. The components that are tested during the tuneup are heat exchanger, flame sensor, igniter, blower wheel, inducer, temp split and combustion in the heat exchanger. All components of the furnace are with in range of manufacture specifications. The 2 barred units are good passed full heating maintenance. The three RTU are not working in cooling or heating and will need a service call will need to return.
***(*((**(***)&()&(&)&)&)&)&))&)& Installed a new t-stat and filter *)*)*;*))*)*)*)*)*)*)*))*)*)*)*)*)*)*)*))*) Today there a hanging unit heater, a split-system (A/C+gas heat) and a hot water heater were checked for function and safety. The electrical and mechanical systems were checked and the units were operated. Amp draws were gathered and the bearings were checked in all motors. During this visit I was asked to replace the thermostat and install a filter in the split system. The thermostat and filter were sourced and installed today. All equipment checked today passed with the exception of the furnace blower compartment. I recommend removing the blower assembly, cleaning it and reinstalling due to the amount of dust that has accumulated. This was relayed to Brad and he will be addressing it. Forms were filled out for each system and emailed to Blake. There is a one year parts and labor warranty on the new thermostat. Thank you, Jon

Arrived for furnace check today. Static pressure is passing. Heat exchanger looks good. Carbon monoxide test was 0ppm. There is a 40 degree temp rise. All electrical components are running within specs. We changed filter today too. System is operating properly. Thanks for choosing LBA.
During fall maintenance the N.E hanging unit heater was found to have a capacitor that was leaking. The capacitor was replaced with a new and tested capacitor. This repair is covered under a one year warranty from today’s date. The unit returned to normal function after the repair was completed. Thank you, Jon

Today I diagnosed that the second stage compressor that’s as rewired to operate as the first stage compressor has failed with a winding short to ground. The contactor that serves this compressor has also failed and is fused closed. This was the only operating compressor left to provide cooling. The blower wheel in this unit was also making a screaming noise when operating. Upon request from the client the compressor and blower motor were removed from operation. This unit is twinned with the unit next to it towards the west. I confirmed that the unit to the west returned to A/C mode when completed. Information was gathered and forwarded to provide options to move forward with replacement or repair (if feasible). Today a leak search was performed on the split-system that serves the tech office. The evaporator coil case was disassembled and the coil was visually inspected and checked with a halogen leak detector. The roof was accessed and the condenser on the roof was also checked using a leak detector and visual inspection. This system is checked in the spring and will be rechecked at that time for any signs of a leak. Thank you, Jon
