What a surprise!

Our ac stopped working early Sunday morning. I called LBA and they said someone would be able to come out. Andy contacted me shortly thereafter and was at the house before 10 a.m. I didn't know what to expect other than I would be having to replace the air conditioner and be without cold air for at least a week. As it turns out, it was the batteries in the thermostat that needed attention! Who knew? Andy. A true lifesaver and a great guy to boot.

Arrived for ac out. Upon arrival outdoor unit was not running. I found outdoor unit was caked in dirt and the pressure switch is bad. I bypassed the switch to let system run the rest of the weekend. You are calling company who installed to see about warranty.

Arrived for ac check today. Started at furnace and blower wheel is clean. Motor amps are within range. You’ve been changing filters. There is a 23 degree temp split. At the outdoor unit I cleaned the coil. Pressures and charge looked good. Compressor and fans amps are within range. Capacitor is good. System is running upon departure. Thanks for choosing LBA.

We have extremely dirty ductwork and a very dirty evaporator coil, which is throwing off air levels and pressure levels quite a bit. On the outside system, we have no filter dryer and it’s clear that there’s been oxygen that is coming into the system. It might not be from a leak, however, and the fact that the pressures are still high. It makes me think there might be no leak whatsoever. We just have oxygen in the system And we need to clean the air ducts and clean the evaporator foil to get a level pressure system so that we can recheck refrigerant levels afterwards. I would say this is our best bet moving forward because it needs to be done anyways, and it will potentially protect the system for years to come.

Today I arrived and checked the airflow. I accessed the evaporator coil and confirmed it was not iced over. A leak search was performed and a leak at the metering device was discovered. The system was just at the freezing point. At the evaporator coil there was also an intermittent hit of another possible leak with the leak detector. I presented three options 1) tighten the metering device and adjust the refrigerant charge 2) pump down the system and use nitrogen to increase the pressure and confirm that there are not anymore leaks 3) gather data for an evaporator coil replacement. Option #1 was chosen and the metering device was tightened and the refrigerant charge was adjusted. A comprehensive leak search was declined. It was stated that they will be vacating the building shortly. The system returned to normal function after the metering device was tightened and the refrigerant charge was adjusted. Dispatched for annual AC tuneup. At arrival system is operating. During the tuneup, I checked compressor, fan and capacitor. Also, during the inspection we checked pressures, static pressure, and temperature split. All components of the AC are all operating with manufacturer specs. Dispatched for system not cooling properly. At arrival the system was iced over. After the system thawed. It was found to be over charged. After adjusting charge and removing 4oz the system is cooling and pressure are with in range.

8/8/25 - Completed a full cooling maintenance on two split systems. The filters were changed, the coils were cleaned, and operation was tested. The split system in the bathroom was running well, and it had no major issues at this time. The only issues are that the outdoor disconnect is missing the cover and the wires are exposed, also the suction line isn’t insulated and it’s leaking onto the roof. Now, the other split system in the main office is currently not cooling at this time. It had a very low temperature split, which is most likely due to a potential leak, a low charge, or an airflow issue. The customer stated that the evaporator coil was freezing a couple days ago, but they defrosted it themselves. The unit will need to be looked into further and diagnosed to determine the issue, until then the unit will not be cooling properly.

A-1 Sewer & Septic Service performed the following services: - Excavated a 3 ft deep trench. - Found a large offset at the fernco from a previous repair. - Removed approximately 7 ft of 4-in ABS and clay. - Installed approximately 7 ft of SDR using proper connections. - Bedded pipe in gravel to prevent settling. - Backfilled the trench in small lifts, compacting the dirt to get the ground as flat as possible. - Performed final video from basement cleanout to city main. - Hauled off job-related spoils.

A-1 Sewer & Septic Service performed the following services: - Upon arrival, we relocated the sewer line from the existing cleanout in the yard. - After the locations were proven accurate, we then excavated down to the sewer line upstream by the house as well as the location across the street by the sewer main. - Performed an approximate 50’ hole-to-hole pipe burst using HDPE (SDR 17). SDR 26 was then installed to connect HDPE to the 4” clay 1’ from the city tap downstream. - Upstream, the HDPE was connected to the existing 4” PVC pipe 2’ after the clean out. - All pipe was bedded in gravel before backfill to prevent any settling. - Backfilled both trenches in small lifts, compacting the dirt to get the ground as flat as possible. - Hauled off job-related spoils.

Today (8/5/25), two split systems were checked for proper cooling and heating functions. Both systems are functioning properly with new filters. The York unit has a condensation pump and that was checked today. The Lennox unit does not however I did confirm that it is draining as well. Both systems were checked using the thermostats to control the functions. Checklist was completed and emailed to Blake. Thank you, Jon

Today (8/5/25) the cooling and heating functions were checked on one rooftop unit, two hanging unit heaters and three split-systems. Two of the split-systems have furnaces above grid. All systems were operated from the thermostats and were checked for proper operation. There were no deficiencies discovered that require attention. The York system with the furnace in the equipment room would benefit from a new filter and it’s condenser has a slight coating of cottonwood. While on-site I noticed what looked like urine on the floor in the men’s restroom and when accessing the above grid furnace in the women’s restroom I noticed a toilet had been leaking onto the floor. These were reported to Brad and Blake as soon as it was noticed. All thermostats were returned to their original setpoints. A checkout sheet for todays function checks was created and emailed.
